HFHYC selects hard-working families with low incomes to partner with us as homeowners.
HfHYC homes are sold at no profit to our homeowner families, with a one-percent down payment of the value of the mortgage and a zero-interest mortgage. Homeowners are responsible for mortgage payments, repairs, taxes, insurance and household costs.
Habitat for Humanity homeowner mortgage payments are put into a revolving fund that helps pay for construction of future homes in York County.
HfHYC home ownership is unique, since we serve many families whose income level is not high enough to qualify for other home ownership program.

Selection Process: Applicants go through an extensive selection process including a: review of their financial status job history, residency, and other qualifications. Applicants must meet our income guidelines, have good credit, a minimal level of debt, and be willing and able to perform 400 hours of sweat equity to build their own homes. The selection process, building of the home, and sweat equity can take up to 18 months.

HFHYC is a fair housing provider and meets all Federal guidelines for nondiscrimination. Race, color, handicap, age, sex, religion, national origin and family structure are not factors in the selection process. |

Families are evaluated on their:
- Need for Housing: Families must currently live in public subsidized or substandard housing (overcrowded, unsafe or unaffordable-family spending more than 50% of gross monthly income on rent)
- Ability to Pay: Applicants must provide a
history of regular income and the ability to make monthly payments on a no-interest mortgage, property taxes and insurance.
- Willingness to Partner: Families must fulfill a sweat equity commitment by contributing between 400 volunteer hours towards the mission of Habitat for Humanity York County, most of which is in the construction of the home. They will also be responsible for the maintenance and repairs of the home and yard.
Families must meet these criteria:
- Residency : Families must be a resident of York County for at least one year and also a U.S. Citizen or legal permanent resident.
- First-Time Home buyer: Families must not have owned or co-owned real estate.
- Credit: Families must
demonstrate the ability to purchase based on good/responsible credit history and steady income with solid work history. Applicants must have consistent on-time credit payments.
- Income: Income must meet HUD requirements of 30-60 percent of the median gross annual income for York County households of comparable size, as reflected in the table below

Homeowner Application Meeting
If a family meets the above criteria, they are encouraged to attend a Homeowner Application Meeting to find out more about our program and receive a housing application. Applications are only available by attending a Homeowner Application meeting. If you have questions regarding the program, please call: (207) 985-4850.
All families must bring the following completed forms and information to the Family Application Meeting.
Families that fill out an application are entered into our applicant database and will receive information on opportunities for the Habitat for Humanity York County home ownership program. We encourage families from all backgrounds to apply.
Completed applications are reviewed by the Habitat for Humanity York County Family Selection Committee and approved by our Board of Directors. Accepted homeowner families are then contacted to complete paperwork for the program, and start working to accrue sweat equity hours.
